well hello claws, have not seen u around for awhile now..........its a figure of speech...........got tons of equity in my houses, use other peoples money to feather my nest............meaning I borrow from the bank to increase my investments............its a good move if you know what you are doing................I mean thats how I got into housing in the first place.......bought in 2000 before the prices went up, sold some in 2003 just before the prices slumped..........other houses bought in 2000 and they are still up 300% so have heaps of equity just sitting there...............its making your money work for you.......am not a gambler by nature, in fact a very cautious investor, only take a small gamble to see if it pans out, and add to it as it rises..........btw got some shops worth over 1 mill 400% capital appreciation and a nice commercial rent at around 6%
