Having researched about a dozen heavily discounted REIT recently these factors stand out:
1. All have property for sale & want to reduce gearing levels
2. Most have hedging issues with unterest rates or curriencies they now wish to reduce.
3. Many now are facing leasees going bankrupt, so vacancies are now on the rise.
4. All real estate is now being priced on higher capitalization rates, so values of assets falling.
These issues will eventually be dealt with, but there is no urgency to race out and buy REITs today or even in the next few months.
As economic issues go deeper into the real economy these REITs can easily fall further. So holding back just increases one's purchasing power.
