    To value a home the land is always separate from the building.

    Over time the building will decrease in value and the land will increase depending upon scarcity and development costs.

    You can reach a time when the highest and best value of the property is decreased by the inappropriate or derelict building, so they never increase at the same rate

    IMHO
    Land value is dependant upon Council planning schemes where they sometimes restrict the zoning so as to keep new land prices high due to scarcity and refuse high rise and denser housing schemes

    Australian cities are among the largest in the world geographically and far less dense as well

    It is no surprise that government manipulates the system to keep the prices high for the developers
