Jamie I can tell you from 20 Years+ of owner a couple of rental properties that very, very, rarely will you ever get a thank you of appreciation from a tenant for looking after them & keeping the rent low.

At the end of the day when the tenant hands you back the keys ( to which majority of the time, all they do is leave the keys on the kitchen bench ) will they ever say THANKS.

If you or any other property owners need to increase the rent to pay for all the costly overheads then by all means " DO IT"

It's called survival.
