I think the sp at the moment simpy reflects a transitional stage for VRE. A lot of people have been burned and disappointed by the sp, still look at it as a "dog". The tag is a bit difficult to shake off. Imo, now is actually the time to buy - its off it's lows, it's de-hedged, gotten rid of its debt and is starting to make money. I must admit, I had to put aside the emotional stuff and shake the "dog" idea, to view the opportunity the sp presents. Opinion only.
