The debt for equity swap if done at anything less than 15c per share is a disgraceful perfectly timed cheeky attempt by the directors to line their buddy McCabes pockets under the guise of improving liquidity.

If done at 15c + and I'll deem it a show of good faith in the company and it and management will receive my endorsement, votes and support, but still think they should just sell a couple of buildings to pay them off.
