I do not see a problem putting all your eggs in the one basket, as long as you really know the suburb and have done your homework. Must have good equity to get loan for 1 million. If he can afford the out of pocket expenses then good on him. He is young enough to sit out any low in cycle and recover if any short term hits. Sometimes people from another place see opportunities where locals do not. Hope he makes a killing.
