A bit different in NZ, there is a huge shortage of housing, the demand is coming from people returning to New Zealand and new arrivals. We had a lot of Asian speculators pre-Covid but the government clamped down on that. Government policies especially the resource management act held back construction for many years. Construction is now often multiplexes, were a perfectly good house is demolished and a large number of units to put in its place. Flat land is not so common and NZ . There is a chronic shortage of building materials (because all the timber is going to China). House prices now are ridiculous. Evergrande may change all this
