My assessment of fair value to buy this is around $3.75. It's not too late.
Property vals won't be that great at the moment as interest rates are up and so will yields. But this is more about the total cost to build/replace stock and the thic going concern cashflow. Government has to ensure the sector remains viable otherwise they have an almighty problem on their hands.
If they can pay $365b for subs and $50b/year for NDIS.....
