so we are oohhing and arrhhing over maybe 3% of the total houses and units, stock on the market....wow

I have seen figures where 10% move on a regular basis...

have the figures grossly exceeded those of 2009 or 2010..
when people were buying, selling and upgrading in a reasonably hot market...

the hc market was still calling armegeddon in those periods too...

it sounds a big number,,,,,except in the greater scheme of things, its rather a small number, compared to the number of houses out there
the noise seems to get louder, with each frantic call from the other side
