Real estate in Aus has been on the rise for the last 15 years + on the coat tails of abundance of money stimulus and promises, as an example a property i sold 3 years ago sold for 800k then has now sold twice since with no improvements or value adding sold for 1.1 Million now that's great for the current owner but this was backed up by cheap money and convid. What should have happened around 2019 2020 the property market should have seen a big slide due to covid however it didn't and was propped up with QE and cheap money. Now IMO the banksters were in a fantastic position to captialise on this scenario and when everyone's property has increased a lot with no real reasoning apart from the obvious, its a recipe for disaster, the other problem for homeowners not everyone but for people who have seen huge value in the equity of their property have gone out and purchased the new car, new caravan, boat, etc on the back of cheap rates and now found themselves in financial stress, now i know this doesn't apply to everyone, but affluenza is rife here in Aus and imo its been built on nothing solid. Foreclosures are happening around Aus because of this situation building has slowed dramatically across the board building firms have collapsed due to costs i know of a few big builders who won't quote or validate older quotes due to building costs going through the roof.
The other thing is if you sell your property, due to paper equity gain, and then you need to re-enter the market, unless downsizing, you'll be paying the same amount or more, with no value add, essentially paying real estate fees, stamp duty, solicitor fees etc ??
