Median is bent by investors not being active, who generally buy lower than average priced properties on main rds etc for higher yields. Only high quality properties in general trade in low volume times like now. Both of these skew the median. Higher while the actual price of the average property can be in decline.
The re industry produces some amazing tripe to tart itself up. Beware the honey trap.
