Because these "sales" are more complicated than meets the eye. The same reason you hire an attorney when selling a high value property.
It's always good to have an expert at the helm.
I wouldn't put much weight into the scheme as it could easily be smoke and mirrors or a decoy to keep the SP in check whilst setting a price point for the transaction. Again.. I wouldn't weigh in on it much.
