Agree except for the spec part. We're very nearly outside of spec territory now - if not already out. To have that much cash, being in construction, having locked down 10yr offtakes and with debt a sure thing (I can confidently say that considering the typical conditions for debt are all satisfied), we're thiiiis close to becoming a pre-producer and kissing the spec world good bye.
