I think the point is that a lot of potential investors are sitting on the sidelines with cash trying to figure out if in the short term (1-2) years EXR has the potential to produce better than average returns via a takeover.

I think it would be appropriate to say the share price will appreciate as positive results come in and we further de risk. Would you agree? Regardless if it takes 2 or 10 years for a takeover the share price will be a reflection of our results.

How much did QGC share price increase over the years before they were taken over? That's the question everyone here should be asking themselves. Just put the takeover idea in the draw for the time being.
