100% agree.
Accountant told me you need a minimum amount of capital to offset the setup and yearly cost for it to be viable.
Fortunately I met that threshold and used commercial real estate as the vehicle to firstly add value thru renovations and turning to shops into 3, then use the consistent increased ROI from higher rents to invest in shares. That allowed for a paid education in the school of hard knocks known as the ASX.
Shops gone but my original capital is well over 15x not including my large yearly living expenses. Not possible with traditional super.
