Lets not forget about the 4.8% royalty payment.
I believe this is a better deal than getting $6000 / acre as it reduces tax on the sale and pays out for years to come most likely at higher oil prices than today.
Once the buyer is named we could see some real action if it turns out to be a company with deep pockets and spare rigs to drill.
