Shabi, you have seemed to over look the fact that not everyone has a 90% mortgage, and that IRs are 4%

Retail conditions are not because of mortgage debt servicing, there is a huge structural change going on on how we purchase retail products, obviously online, but also competition in the retail space from global clothing and food brands.
