While I too would love to see even a small dividend and don't rule it out, I think it is unlikely, unless there is some tax benefit.
If Centro can use this years profits to pay down debt by $200-$300 mil after tax, then this means they do not have to sell as much property to get the gearing level down, so will be a long term plus for shareholders.
I agree with Ultratraderman, put them away for a year or so and reap the rewards in the future.
