$8 is a worst case scenario in terms of pricing and costs - yeah.
$23 uses the above assumptions i.e. bubble andburst pricing scenario and projected capex/opex figures we have been given. also means very low interest rates.
all my valuations for different scenarios hover above the $10/mark so i am looking at that as a first target.
