The situation is this basically;

Pessimists have basically stopped buying all property stocks regardless of their NTA, prime example is VPG and the Macquaries Trust.

Continous write downs are expected into next year, meaning that no diviends will be forthcoming.

So why hold a stock on the risk it could go bankrupt and not pay a diviend and I think this is the mentality of the market atm.

Unfortunatly it doesnt matter what u think of the benefits in the longer term fundamentals the market will always show u the way and I have yet again been caught with this dog and all its flea's.

However I am confident we will see some upside or a spike over the next couple of months in this one.
