You have hit the nail on the head
At the time the "schemers and plotters" with very deep pockets knew exactly what was in the ground (by demanding a seat at the board and having all the market sensitive information that they wanted) and at the time the $ to do it were much cheaper than they are today
The good thing with cycles is they come around again (I think the current cycle still has some legs btw) and you have to be ready to hit the button at the perfect time in the cycle ..... which we didn't !
