Personally I am of the same opinion - that suits my risk profile and also my particular circumstances - however I too know that many bulls are not buying now but are watching and as I indicated before others are in a strong position with little or no gearing and are able to keep going as real estate is a long term proposition to them.

I can assure I know many property bulls who have had to trim back and still hold substantial real estate and amazingly, yes very hard to believe, are incredibly intelligent and astute businessmen and well thought of leaders in the community with very strong charitable work ethic.
