Reminds me of all the property gurus selling tickets to hear them tell us how to make money in the property boom times.
Simply, buy a property and it will increase in value no matter what you did.
Now those gurus seem to have faded away since the property boom times have gone.
Easy to balance the books in the boom times, a big difference to trying to balance the books during the GFC and the aftermath while trying to keep the economy going.
