22.4 is simply providing the standard disclaimers and limitations on any promises and or representations that could be argued to be contained in the agreement and from the circumstances surrounding the entering into the agreement. Standard clauses to reduce the subject matter of the agreement and thus minimise the risk of being sued down the track.
