most people, and I say most, like to do the right thing: and paying rent is one of the 'right things to do on time'.

if you engage well with the tenant understand their issues and give them a little respect they will pay the rent and/or arrange suitable payment strageties.

asking TOO much rent is the 1st step in getting a troublesome tenant.

recently had a fellow in hospital and was a month behind, all sorted with a bit if time and respect: could have been a nightmare had we just sent him letters of demand.
