Three and a half years ago I did sell our IP, during which time one of its neighbours came on the market a year later - and is still on the market at 22% less than we sold for. And there is a better property a stone's throw away that is on the market for 10% less than ours sold for.

So certainly in the area that I'm interested prices are steadily falling - when a sale is finally made.
