you won't ever get above guaranteed theoretical. You will likely get slightly below theoretical limit.
This is because the limiter will be at the node (usually software based) which allows your specific household to connect. Thus the losses you will see will be from the node to your house, with cable and NBN the loss rate is quite low, ADSL its quite high.
