Guys you have to remember to pay someone $45 ph hour you have to charge $100 to come out in front while you may not see the costs they are there. Look I am all for anyone to do DYI but don't make the mistake of trying to do Electrical or plumbing. While it look easy, its actually not and can be dangerous if you don't no what your doing. And the best for anyone doing DYI especially a major project get a tradesman for a day now and then he will do all the hard jobs where you struggle and it will be amazing how much extra you get done.
About the land if you don't want roads, schools, power, sewage, phone and internet, Public transport and footpaths also add state taxes blocks would be cheeaper
