The penalties are huge (30% of super balance) if you get caught trying to stray from the rules.
I know people who do it (rent each others holiday homes in SMSF) but too risky for me.

The best bit of real estate in SMSF is capital gains can be tax free if sold after you retire and your SMSF is in tax free status.
