In my (local) research for the SA market i have found that the "listed for sale" numbers are often understated, sometimes by a lot,
i guess what Im saying is, without any other measure requiring a stat (ie a sale), this forum uses stock for sale to indicate so many years of supply...
what I'm suggesting is (in my local experience) the numbers of listed property's is always understated,ie... and i use 12 week (quarters) to id listings, in compare to rei fig's...
what Im suggesting is, if an acurate reading of supply is sought,(in the absence of anything else like actual sales) beware of some Re practice of understating these figs...that may i think be widespread....
Of course vendors withdraw, and in tuff times,for all the aforementioned reasons...(hoping to clarify)
