My tenants rent out the bottom half of their house on air b and b. They set up a nice bedroom down stairs with kitchenette and dining room. They get 150 a night in a coastal location a few hours out of Sydney.
I doubt they have to pay much rent if any. And I don't mind them doing it as they look after my house and keep it presentable for guests.
