all I know is there are rogue agents out there making a quick quid....had one tell me one of my props was worth 80,000 less than 2 other agents....and quoted the rent to be .001% of that figure....so if you are talking about a 400,000 prop he would say its worth 400 pw....when the mv is 500,000 and worth 500pw...I do not use that simplistic calculation to determine rent in my case a neighboring prop of lesser value and appearance..ie and new for old was renting at the higher true value
