    Hi,

    Below is an article that appeared in the Australian which provided comment from MGR we may get some clarity around the MIX sale process by Chrismas.

    "MIRVAC Group sold three small assets at or above book value for a total of $40.9 million yesterday, in a sign the property market was strengthening.
    The assets, held in its investment arm, Mirvac Property Trust, were located in three states.

    Mirvac managing director Nick Collishaw said the sale was part of an ongoing program to sell non-core assets with a view to reducing the group's gearing.
    Mirvac's debt to asset ratio was 18.7 per cent at the end of 2008-09 financial year, after two capital raisings that injected $1.6 billion into the group's balance sheet in the past 12 months.

    Mirvac Property Trust owned 56 assets, valued at $3.7bn at June 30.

    The assets sold included a seven-storey office building in Canberra ($18.7m), which it acquired since 1987 and a building in Brisbane, sold for $15m.
    These were its first sales in the current financial year.
    Last financial year, the trust sold its 50 per cent stake in 101 Miller Street, North Sydney, for $236.5m, 127 Creek Street, Brisbane ($133m) and 40 Macquarie Street, Canberra ($24m).

    Last week, The Australian reported that two US groups were negotiating to purchase Mirvac's separately listed US warehouse fund, Mirvac Industrial Trust.

    The US industrial owners -- one listed and one a private company -- have come to the table since Mirvac Group called for expressions of interest in the portfolio of 66 warehouse assets in the Chicago area earlier this year.
    It was hoped an offer could be put to unitholders before Christmas, Mr Collishaw said last week.
    Mirvac units closed 4c lower yesterday at $1.405c each. "

    With a current MIX NTA of around 24c even if they sold the trust at 50% NTA the sale price would be higher than the current SP. Anyone else have thoughts on this?
