Peejay2, I held PAC for many years, as it worked out I held it for too long, and got tired of it underperforming in virtually all markets. There are better places to invest, with far greater transparency.
It is unlikely to be rerated by market due to its complexity and lack of form in stringing together some decent results, given the level of risk they take in deploying capital in pursuit of earnings. Also they don't seem to be able to post consistent growth in earning and divs. I exited earlier this year at $6.45 and have not regretted that move.
