When you have high gearing & you consistently pay out more in distributions than AFFO it leads to asset sales.
This is why RFF is selling off 50% shares in some of their properties.
Things have definitely worsened with RFF since they made the decision a few years ago increase distributions faster than AFFO growth.
Then they froze the distribution increases & still they are too high.
If RFF don't get their finances straight pretty quickly things could start to get ugly.
