Dont think so muzza54 most of the listed property stocks are well off their highs. Ingenia has forecast to sell around 500 odd land lease homes this year previous year was 400 odd so pensioners are increasingly buying them. If a pensioner sells their 1 to 2 million dollar house and downsizes into a 500 k land lease house at around 65 to 70 yrs of age they may only live another 20 odd yrs. Why would they worry to much about small yearly cpi increases when they have around 500k to a million equity freed up. There are some positives for pensioners with land lease community style living with facilities and security. Also running your own house costs around 5k a year in rates insurances etc so land lease is not all bad muzza.
