    very politely, you have been advocating to buy at much higher prices.!!!

    For myself, its been quite simple, look at the inter relationship between CAP rates, rent rates, and borrowing costs.

    CAP rates still very unattractive! So that leaves borrowing costs against CAP rates. And then interface that with borrowing % and NTA.

    Expect CAP rates to further increase over the next 18 months (as I said, I think those CAP rates still too low).

    Play this through a matrix!!!!!

    Happy I am on the sidelines, with my capital safe and not eroding!!!

    Granted total return will be ultimate justification.

    Wait... wait... patience... patience....
