WFH does lower occupancy rates but there remains a significant demand for floor space to accommodate flexible working arrangements.

Most people I know still go into the office at least 2-3 times per week. The few that do not do that will eventually change behaviours once they realise their absence from the office has impacted their connection to people. Often, the office is the only way anyone gets to interact with supervisors above their immediate manager.

A combination of an already clear reduction in current and projected office space supply, slightly discounted sales, adaptive re-use, minimum floorspace for flexible working, and the fact that people do not want to give up their office desk will play a big role in how organisations adjust to staff not working 5 days a week in the office.
