As someone else here said, most people would have a sensible range on the start date, or even a condition saying gas supply to start once commissioning is complete, with a sunset clause. In a sellers market, it is hard to see how a would be producer would lock themselves into a punitive arrangement in the event something goes wrong with construction or a delay in commissioning.

This is the part of your analysis that caught my eye...54% of nameplate...leaves another 46% for spot pricing,or thereabouts
