Your second point is perhaps moot, as TPD also has other developments which will hopefully see it at many multiples of present. I could already sell a percentage of my TPD holding and buy STX if I wanted to; the deal doesn't appear to help that.
Spot prices vary yeah, but all forecasts are that gas demand is only going to increase. Not to mention possible export license. So I'd say it's more likely current estimate is low.
