Yeah the VLW drop has confused me, considering they seem on track. I'd say the catalyst for the drop is this comment toward the top.

"Following the recent events in the banking industry, the Company has observed that purchasers across all buyers segments are taking a longer time to gain unconditional finance."

I read the NSW remark as they wouldn't be seeking new developments in this state while the market remains subdued.

Reliable management so I'll hold comfortably and trust.
