In the interests of being balanced, might be worth familiarising yourself with a recent podcast and or article about Agentic Ai

At first glance, it’s going belt the big portals. But since panic struck (a sleepless night) I’ve actually tempered my concerns.

In far flung markets, agentic AI will likely factor in the importance of a trusted intermediate portal for safe transactions to take place and will likely direct traffic to the environment where people feel secure/safe being walked through the transaction, this will likely include search, discovery and the transaction in our case.

Whilst in the years ahead, the rev from advertising may fall (or stay level) Shaun states, the rev multiple from other transactio. levers is 5x - 15x the advertising revenue. Perhaps we transition to a free classifieds model and amp up the listings “experience” to win the agentic AI search for so.

Or perhaps, owners or builders sack their real estate agents and the portal replaces the agent totally?

I think Rightmove, REA, Zillow will by worried about their portals ability to charge high prices as the search is “democracised” and people are presented with properties that suit them only, for approximately free.

But given the lack of governance and penalties in our regions Agenitc AI will likely push properties that meet the high standards set by our stable. And our stable will likely win the search/discovery quandary, but that won’t be the same is developed markets, ones mentioned ie REA.

over time…… The agenitc Ai models may understand the value of an intermediate (portals) or if capitalism goes the way it goes, these portals pay to have their listings presented as an ad….. or first page, Or perhaps the ai model is trained to present portal searches for various unknown reasons but mostly because the portals demonstrate less churn and higher speed of transactions…. Etc
