Last thing I will say is capex is not raised in stages. Just seems just very poor management to do so.
You need proper costing (independent feasibility study) then raise it all in one lot.

Makes no sense to raise $5m now, spent maybe half of it on capex, then raise another $5m, spend a little bit on capex again. Then do the feasibility study? That's going backwards. What happens if costs blow out or you have trouble raising again. Walk away?

Like building a high rise and only raising funds to build the first 4 levels and then see what happens. What construction company would do that.
