The cash settlement is a token amount only. The key benefit is the 10% free carry to an economic PFS.
There are no details on exploration and findings by PRX in the area to date but it sounds as though they have done nothing of significance with only references to historical activity in A8G's announcement. Hence, it is not possible to judge the value of the tenements.
Producing a PFS is not a mean task and can be expected to take a few years of activity.
