The last deal 2 years ago was $330,000 plus $5 royalty per ounce recovered. That gives total consideration value at $2,26m ($330000+ $5 x 385,300 oz). Matsa is paying $1.75m now 2 years later. I don't see how price has gone up a lot compare to the last deal even you take into account discount on present value etc... The price paid by Matsa is still very reasonable even if one thought it was not a bargain.
