Honestly, I have no idea how it will trade tomorrow.
The element to take into account also is that it will trade ex-entitlement offer basis.
I was also looking at one project of Seachange Group (one of their acquisitions) to get an idea of what they offer.
Apparently, house prices on that project (Riverside Coomera) begins at 659,000 $.
I could not get the land area, but looking at their other projects, land area is usually around 180 m2.
Their customers (over 50s) do not pay stamp duty, but they have to pay a weekly site fee (cost of resort management).
In their presentation, they mention an average weekly rent of 223 $ for Seachange Group (don't know if it is the same for this project, but it probably gives an idea of the weekly site fee).
Other interesting elements : there are no exit fees when their customers are selling their house (no deferred management fee, no exit fee).
