I wouldn't say land value only. if the project goes ahead in full they earn just under a half billion in future royalties.
it wouldn't be hard to imagine that either they will open or sell the port facilities to either own or gain more future royalties.
if the entire region opens up as it looks like the south Australian government is pushing, all roads now lead to the land that IRD owns.
if they can sell and gain royalties on every parcel of land in the area, it makes the entire CEIP operation look even more financially viable.
