Exactly, where is that sweet spot?
Agree, PB choose the location because of its above ground attributes as much as it's below.
Below ground at Franklin Bluffs is no good, so by process of elimination above ground is a dud also.
Wherever the Goldilocks Zone is, it's not where we were told it was.
