2017 was a big year in terms of sales rates. Estates have been selling land quicker than they can develop it, and many have 12+ months of presales. Civil construction is in very high demand and consrruction costs have been rising with the high demand. So the slow down (or return to normal) of sales rates may see construction costs start to come back down over time.
